If you have left the ordering of searches down to your conveyancer to do for you, please ensure that you are sent the reports as they complete.
All too often reports sit on file at the conveyancers offices and won't get looked at until the 11th hour when a conveyancer looks to report to you. This is the point at which you are invariably asked to sign the contracts. As with most transactions at the moment, you may have been waiting for 5 or 6 months to get to this point, many people will hunt for the 'Sign HERE' sections and will not read the reports contained. This is VERY risky.
Here is a 'relatively' short video about a call that we had from a home mover recently, whose transaction fell apart at the last minute as a result of them taking a few moments to read the reports. What they found, at the last minute, was devastating.
You have paid for the searches because they contain information that will give you a clear indication of what issues you could be inheriting. Take them seriously and don't let the reports collect dust in a conveyancers inbox.
If your conveyancer has not ordered your searches yet, come to us and we'll ensure that you get to see the reports at the same time as your conveyancer puts them in a file to review at some point later in the transaction.
