The OneSearch Express is a no-search insurance policy with the addition of a property data report containing Local Enquiries information, captured by their experienced and highly efficient in-house data team.
 
In association with with leading Legal Indemnity Insurance Broker Northcott Beaton, this unique policy is also backed by Aviva, the UK's largest insurance company. It is the first of its kind in the industry, and goes above and beyond standard indemnity policies to incorporate extra due diligence. Whilst insuring the type of information that can often cause unacceptable delays to obtain, we are still able to provide upfront data about a property, including potential risk indication, allowing further enquiries to be made if red flags are revealed.
 
The OneSearch Express offers a more valuable solution to conveyancers with accurate, quality assured data to supplement the indemnity policy, tying matters up quickly and letting conveyancers get on with progressing the case.
 
Returned within 5 working days in the majority of cases, the policy covers the following responses up to £1Million:
 
  • A search of the Local Land Charges Register on form LLC1
  • A search of CON29R and/or CON29O records
  • A search of water and drainage records on CON29DW
  • A search of the Coal Authority’s records on form CON29M
  • An environmental risk assessment
  • A full Chancel Repair Liability search

Our Local Authority Search is protected by Professional Indemnity Insurance arranged by Travelers Insurance Co Ltd, the limit of which is £10,000,000. This indemnity also provides cover for errors and omissions in local authority and water company data/records which are used to compile our search reports. The search further benefits from 6 years run-off cover.
