This product is a 'No Search Chancel Indemnity' product designed fby Palladium Insurance Ltd. or people who do not know whether there is a risk of chancel liability and is placed on risk with the insurer and remains valid during your ownership for this single premium. This policy will provide cover for up to £500,000 and the cost shown includes the premium and all admin charges for setting up the policy.

Chancel liability requires land and homeowners to contribute towards works carried out on the part of the church containing the altar and the choir (the Chancel) of an Anglican parish church. Chancel Repair Insurance provides cover in the event of a claim from neighbouring churches in relation to such repairs.
Only order this product if you can confirm 'yes' to all the following Assumptions:
- Has the Property been used continuously as a single private dwelling throughout the past 12 months? - Yes
Can you confirm that the total area of the Property does not exceed 20 acres? - Yes
Can you confirm that you are not aware of any communication or contact whether received or made with a parochial church council or any other church body or authority concerning a chancel repair affecting either the Property or neighbouring properties? - Yes
Key Benefits of the Policy
In the event that there is a liability to contribute to the repair of the chancel of a parish church, the Insurer will indemnify the Insured against such liability:
The Policy:
a. Any damages or compensation (including legal costs and expenses) awarded against the Insured or
the Insured’s borrower in legal proceedings or agreed upon in a voluntary settlement or compromise
of a Claim, provided such settlement or compromise has received the Insurer’s prior written consent.
b. Any amounts paid under a voluntary settlement or compromise of a Claim, with the Insurer’s prior
written consent, or pursuant to a final order, decision, judgment, or permanent injunction issued
against the Insured to discharge the Claim against the Property.
c. All other costs and expenses incurred by the Insured or the Insured’s borrower, with the prior written
consent of the Insurer, including the Insurer’s own costs in defending or settling the Claim on behalf
of the Insured or the Insured’s borrower.
d. The policy automatically covers your mortgage lender, subsequent owners and their lenders. The limit of indemnity under the policy automatically increases by 5% per annum for a period of 10 years. The interest of any insured will not be prejudiced by any act, omission or misrepresentation by any other party unless such party acted on their behalf or with their knowledge or consent.
