Chancel Search or Chancel Indemnity?

PLEASE PLEASE PLEASE don't let your conveyancer or solicitor order a Chancel Repair Liability Search for your next property purchase!

You do get to say how they spend your money (if you are not coming direct to us) and this is one thing to ask them not to buy.



WHY?

A Chancel Repair Liability Search will confirm, for certain, whether or not the property you are looking to buy is within the catchment area for a chancel repair request. Brilliant. Why would you actually want to pay to have that confirmed when the only possible outcome is to then purchase an insurance policy for a 'known risk'?


An insurance policy for a 'known risk' is most likely to be far more expensive than a policy to ensure against an 'unknown risk'. So there is truly no benefit in knowing, particularly if the end result is the acquisition of an insurance policy anyway, but you will have paid for an answer and then paid for the insurance.


This is why we provide a 'No Search' Chancel Indemnity Policy. It is currently charged at £25 (including tax and admin fee) as a one off premium, and will provide you with cover for a claim of up to £500,000. It is 'In Perpetuity', meaning that it will cover you for as long as you own the property without expiring, but it is not something that you can pass on to successive owners.


This policy, being for an 'unknown risk', is not suitable where the risk of chancel liability has been evidenced anywhere. This will include it being referenced in a Title Deed or disclosed by the seller.


Conclusion

Please, spend your money wisely and don't pay for anything that will lead to you having to pay twice. Don't buy a Chancel Liability Search, just buy the No Search Chancel Indemnity insurance policy instead and save yourself time and money. Every little helps, right?
