Video Transcript:

"Hello, it's Dan here from property searches direct, I do hope this finds you well?

Today I'm going to talk about the Envirosearch Residential from Landmark.

Now this is an environmental report that covers all sorts of environmental risks that may be present at a property. So if you've used our Hazard Checker and it's come up with a number of things then this is a report you may want to consider.

It provides a comprehensive review of potential environmental risk affecting a property, now it includes contaminated land, flood, ground stability and radon, it also includes other factors like the HS2 (that's the High-Speed Rail Link) fracking, solar and wind farms.

So it's ensuring that you've absolutely covered all bases when it comes to buying a property.

The nice thing about it it's really really straightforward to understand.

On the front page there is a really clear summary highlighting things that have been picked up and advising on what the next steps might be in terms of where to go in the report to find out more information.

There's a consultant's professional opinion which again will overview all of the salient points in the report to give you a good understanding of things you might need to be aware of and how to proceed. There's a contaminated land risk assessment, there's full Flood information and mapping, there's ground stability and radon risk energy and infrastructure information, there's a £100,000 excess-free remediation contribution and a £10m professional Indemnity cover 'subject to terms conditions'.

So the nice key features of this it's an easy to interpret Report with a clear summary front page, a professional opinion and recommendation text so really easy to understand and have the report explained to you.

It's got the best available data from the industry experts such as the Environment Agency, JBA Consulting and BGS, alongside Landmark's own unique and extensive data holding that they've built up over many years from their in-house data and their environmental experts.

So if contaminated land, flood, ground stability, Radon, the HS2 link, fracking, wind, Solar Farms, overhead transmission lines and environmental constraints are things that you need to understand, then the Envirosearch Residential is probably the report for you to go to.

We allow up to two working days for this report to be returned but invariably it can be returned within a matter of working hours, so the answers can come to you really quite quickly.

I hope that's useful? As ever of course get in contact with us if you have any questions or you want to know more specific reports that you might want to order, just give us a call and we're more than happy to help.
