Time is running out for many property transactions in light of the SDLT relief deadline fast approaching. Many Local Authorities are now unable to return Local Search results in time for the deadline, and the list of Authorities that can't make it is growing by the week.

Given that many transaction may be waiting for the Local Authority Search, we have made available the OneSearch Express Residential Report.

This report contains 70% of the data usually included in a Full Local Search, but is bundled up with an indemnity policy to cover any gaps in the data. The good news is that it can be returned within 1 - 5 working days, although most reports complete within 24hrs.

If you are buying a property and it looks likely that the Search will not be returned in time, then this report could really help you. The conveyancer will need to check that the lender is receptive to an indemnity policy (most are) before committing to buy this report.
